Our experience with real estate business plans, either as consultants, entrepreneurs, or employees in the industry, includes the following:

  • Multi-Family Investment Fund: Developed three integrated business plans and financial forecasts for a Newark, NJ-based real estate development fund with current acquisition activities in NY and TX. The fund is acquiring commercial/industrial sites for conversion into upscale multi-family residence apartments in Newark, NJ, with several sites targeted within a few miles of Manhattan. The fund is concurrently acquiring existing multi-family complexes in Southwest Houston, TX.
  • Hotel Investment Fund: Developed a business plan, financial forecast, and Private Placement Memorandum for renovation, launch and operation of the JW Marriott Houston Downtown hotel. The client is a Platinum operator of Choice Hotels, a Hilton Developer of the Year, a Conrad Hilton award winning hotel operator and recognized as a qualified developer for Hilton, Marriott, Starwood, and Intercontinental Hotels. The client used the business plan and PPM to raise over $35 million in funding and the hotel is now in daily operation.
  • Specialty Vacation Home Hotel: Developed a business plan, financial forecast, and Private Placement Memorandum for the development of a specialty hotel operation in Kissimmee, FL. The client –- one of Florida’s most respected providers of vacation home leasing -- used the business plan and PPM to plan and launch its concept for the design, development, and construction of “Vacation Homes in a Resort Hotel Model” in Central Florida.
  • Entertainment-themed Urban Redevelopment: Developed a business plan, financial forecast, and Private Placement Memorandum for the redevelopment and renewal of a section of downtown Omaha, NE. The ambitious concept – styled “Food, Fun, Fashion, Fitness & Film” -- leveraged the business plan and PPM in connection with the construction, renewal, and enhancement of “Aksarben Village Zone 5” – a prominent part of the foremost entertainment, shopping, and cultural center in Omaha.
  • Retail Development in Shanghai, China: Developed a business plan, financial forecast, and Private Placement Memorandum for U.S. investment in retail/commercial real estate opportunities in a large residential cum commercial development in Kunshan City, China, a suburb of the metropolis of Shanghai. Kunshan City has been ranked the “Number One small city” in China in terms of investment economic potential, per capita income, et alia (the term “small city” is relative in China, which has 170 cities with populations of one million or more – the U.S. has 10). Kunshan City is also: i) the first stop of the Shanghai-Nanjing “bullet train”, ii) the site of Duke University’s Chinese campus, iii) home to nearly 200 R&D centers that produce 40 percent of the world’s laptop computers, nearly 20 percent of the world’s digital cameras, and nearly all of Apple’s iPod and iPhone products.
  • Hotel Chain Business Plan: Developed a business plan and financial forecast for Atman Hospitality Group, a pioneer in the green hotel industry. It is the world's first green hotel chain and the only one to win the coveted LEED gold certification, a national standard awarded by the U.S. Green Building Council. Atman is working to transform consciousness about social responsibility while offering their guests a unique experience of responsible luxury. Yuan-Sing Chang, Vice President, wrote "We needed a business plan which could communicate our message of industry transformation alongside the dollars-and-cents story of running a profitable hotel chain. Our Cayenne consultant effectively captured the many exciting facets of our business through a colorful business plan, while presenting a compelling business case for our continued growth. I'm pleased with the way everything turned out."
  • Commercial & Residential Real Estate Development Business Plan: Developed a business plan and supporting documents for a Phillips Development & Realty, a real estate development firm with a project portfolio of over $470 million. The company focuses on large-scale residential and commercial projects located near universities, medical centers and large companies. The company asked Cayenne Consulting to prepare a business plan to help it attract new investment. "Cayenne listened closely to our needs and helped us develop an effective business plan, which we've already presented to investors. Their use of graphics helped bring our business plan to life," said Jack King, Vice President of Operations.
  • Efficient Building Materials: Developed a business plan and financial forecast for StormWall Systems, a manufacturer of wall and ceiling systems for commercial and residential construction. The Company's flagship product, SWS Panel, is a structural panel which can withstand earthquakes and extreme wind up to 250 mph. Its product reduces the need for drywall and plastering, and provides builders with substantial construction time and cost savings.   • Mortgage Bank Business Plan: Developed a business plan and financial forecast for American Mortgage Specialists, one of the largest mortgage banks/brokers in the western United States, with 180 branch offices and 1,200 employees. Until now, the company's growth has been fueled through marketing expertise. However, further growth was constrained by working capital needs. Cayenne Consulting was engaged to prepare a business plan to make the case for investing in AMS. "Cayenne was professional, fast, and delivered an excellent product," said David McMaster, Vice President of Mortgage Banking at AMS. The plan was "to the point and tells the story. Very well done."
  • Construction Services: Performed acquisition investigation of a construction services firm. Developed a financial model to identify joint demand elasticity values. Evaluated the post-acquisition pricing and capital expenditure levels necessary to obtain an expected 20% internal rate of return.
  • Real Estate Financing: Developed confidential information memoranda for real estate clients used in negotiating debt restructurings with commercial loan securitizers. Memoranda generally included pro forma consolidated financial information and projected operating results for affiliated groups of privately-held firms.
  • Master Planned Communities in Romania: Developed a busines plan, financial forecast, and investor presentation to support the financing of master-planned townhome community construction projects in six cities across Romania.
  • Residential Construction Business Plan in Arizona: Developed a business plan, financial forecast, and investor presentation for a builder of green luxury homes in Arizona.
  • Condominium Development in Bulgaria: Developed the capital formation strategy and business plan for a real estate development project in Sofia, Bulgaria. Assisted the developers in negotiations with the seller of the land so that the seller took completed units in exchange for the land. The combination of no cash for the seller and the pre-sale of units during construction meant that no construction loan was required. Only a small equity investment was required to fund the entire development.
  • Master Planned Residential Community in Texas: Developed a financial model for the developer of an aviation-centric community, featuring residential estates, private hangars, and private airport.
  • Municipal Planning: Conducted a pre-feasibility study and conceived a development strategy for three new "economic cities" in Saudi Arabia.
  • Municipal Planning: Carried out a market and demand assessment for an integrated port and industrial zone development in the Republic of Georgia.
  • Municipal Planning: Designed a new strategy facilitating private sector investment in the development and operation of industrial parks for Egypt's Industrial Development Authority.
  • Commercial Development: Prepared a business plan and development, operations, and fund-raising strategies for a pan-African network of serviced office centers.
  • Real Estate Investment Fund: Developed a business plan, financial forecast, and presentation for a privately owned warehouse lending and investment fund.
  • Residential and Commercial Real Estate Holding Company: Developed a business plan, financial forecast, executive summary and presentation for an Arizona-based holding company. The company focuses on real estate transactions ranging from acquisition, sales, brokerage and secured financing.
  • Real Estate Listing Service: Developed a business plan, financial forecast, and investor presentation for a New York-based online real estate listing service. The company is a niche business targeting the desirable 19-35 demographic through in-depth knowledge of the segment, creative marketing, and state-of-the-art web technology. Cayenne also provided coaching on business strategy and presenting to investors.
  • Foreclosure Listing Service: Created a business plan, financial forecast, and presentation for a company that services the foreclosing market with a listing and coaching service for distressed homeowners. The company's proprietary online software offers members visibility into and control over the sales process.
  • Foreclosure Investment Service: Created a business plan, financial forecast, and presentation for a firm that offers a web-delivered service offering cash and credit investors opportunities to purchase preforeclosure homes from distressed homeowners.
  • Property Management Software: Developed a business plan and financial model for an online real estate property management service offering software, training, and related technical support to residential property managers.
  • Medical Office Financial Forecast: Developed a financial model based on two scenarios for a new phlebotomist office.
  • Commercial Construction: Developed a detailed Statement of Qualifications (SoQ) to support a proposal to design and build a bridge.

  • Art Gallery: Advised a leading Manhattan art gallery on financial restructuring and sale of $10 million equity stake. Developed business plan and financial forecast, and calculated valuation based on value enhancement initiatives.
  • Real Estate Information Portal: Developed a business plan and fundraising strategy for a Dubai-based online commercial real estate information service.
  • Latin American Hotels & Resorts: Analyzed, evaluated and structured multiple hotel and resort transactions throughout Latin America to enhance Bank asset quality by converting distressed debt into equity.
  • Vineyard & Winery: Prepared analysis for the possible acquisition of the Pope Valley Winery in California’s Napa Valley. This historic property had been closed for several years and presented unique challenges.
  • Specialty Hotel: Prepared analysis and business plan for the possible acquisition and renovation of the Saint Claire Hotel in downtown San Jose, California. This historic property had been closed for several years and required substantial renovations and repositioning.
  • Executive Center: Developed the business plan for a neighborhood-based executive center. The objective was to find a productive use for a commercial property which had been vacant for some time.
  • Residential Housing in Russia: Developed preliminary business plan for a major housing development in Russia that would have introduced factory produced wood-framed housing to that market for the first time. The objective was to relocated 80,000 residents from a city above the Arctic Circle under a program funded by the World Bank.
  • Mortgage Broker / Banker: Developed business plan and financial projections, and consulted to over a dozen mortgage brokers and bankers seeking to expand credit lines.
  • Commercial Real Estate: Performed valuations of partnership fractional interests in commercial real estate.
